Property was excellent. Beautifully thought out. Shower with constant hot water. Plenty of cooking facilities. A nice big field for dog walking and many other walks nearby. Quiet location

Wow! What an amazing place cannot fault it. We were 5 adults and 4 children aged 5-10. We were celebrating my 60th Birthday and stayed for 3 nights. |The location is amazing and the farm itself is a combination of 7 cottages and 2 Yurts, with indoor swimming pool, games room, outdoor play park, animals and an amazing woodland walk. All of this makes for a very family friendly atmosphere. Although each cottage was occupied it was still very quiet and a lovely atmosphere. The grounds were beautifully kept and there were flowers blooming everywhere. |We stayed in the biggest accommodation, the Manor House. A fabulous 400 year old 6 bedroom property full of intrinsical rooms on different levels.The overall cleanliness of the property is excellent. It had a gorgeous 4 oven aga, as well as a range cooker in the sun room. 3 luxury bathrooms each one uniquely different. A downstairs toilet in the large utility room, which was really useful with young children. Everything you could wish for or want was included. There are two fridges, 3 sitting rooms, A lovely dining room and so much more. |The hosts of these cottages Andy and Ruth are wonderful people who made us feel so welcome. Nothing was too much trouble and on Sunday morning the children got to feed the wonderful animals that live on the farm. Horses, rabbits, goats, sheep, alpacas, pigs, a chicken amongst them. There were even spare wellies for people who needed them. We even donated a pair we had which were too small for our grandkids. |There was so much to do that we were able to enjoy quality family time without the use if electronic devices, although there is free WiFi. We only watched TV once on the last night for a movie. There were plenty of games and puzzles in a cupboard in the house and plenty of other activities in the separate games room etc that the kids did not have time to think about their devices. |I highly recommend Woodland Manor Farm amazing value for money and me and my family cant wait to go back for another visit.

This is our second visit to Woodlands Manor Farm and it did not disappoint! We stayed in the Manor House which was perfect for our family (3 generations). Plenty of room and beautiful touches that made our stay so comfortable. The heated pool and play room is such a bonus, very clean and well kept. We loved feeding the animals. Highly recommended.

Beautiful countryside cottages, fully equipped with everything you could possibly need, including a great view, heated indoor pool, games room for all ages, feed the animals experience and walks on your door step. The cottage was warm, clean and comfortable.|We used this as a base to explore Bude and surrounding Cornwall beaches / areas and even popped to Devon for fish and chips!|We’ll definitely be back!

A wonderful weekend in the Manor farmhouse with my family and five grandchildren.|They absolutely loved exploring the house and playing hide and seek.|There was so much space and the accommodation was very well equipped.|The children enjoyed the lovely pool and we all had fun in the games room .|Ruth and Andy were very welcoming and we loved meeting all the animals on Sunday morning.|A great weekend and we can’t wait to go back again !

We had a wonderful weekend in the Manor House with my family including 5 grandchildren. They absolutely loved exploring the house and playing hide and seek. The Manor House has lots of space ,very well equipped and stunning views . The children loved the swimming pool and everyone had fun in the games room. Andy and Ruth were very welcoming and the children loved meeting the animals on Sunday morning. It was a beautiful place to stay and we can’t wait to return .

Stayed here from Thursday to Sunday. Big spacious area. Kitchens are kitted out and good smart TVs etc. Great for large bookings and socials. The games room is fantastic too for a bit of peace and quiet. The owners are great and accommodating. Had a great time as always.

A charming converted coach house, finished to a very high standard with a good shower and a very comfy bed (our two top priorities with any rental!)||A highlight was the indoor pool, which was like having our own private pool at this time of year!||The host Andy was very friendly and helpful throughout the week, and comms were excellent throughout.||A couple of things to bear in mind when booking the cottage, neither of which should put you off… the first is that the beams in the living room and bedroom will mean you’ll have to duck if you’re more than about 6’, and the second is that whilst there is an EV charger on site, it’s really just a trickle charger (at the time of writing) so you shouldn’t rely on it for a full overnight recharge.||Thoroughly recommended.

Perfect place for a holiday in Devon. Close to beaches and plenty to enjoy on site. The cottage was clean, comfortable and well equipped. Andy is a great host and we felt very welcome.

Absolutely luxury, beautiful cottage with comfy beds, a lovely big sofa, full kitchen with everything you could think of. The amount of attention to detail in this place is remarkable. Really enjoyed the heated pool, don't want to go home!

We spent a family weekend here the views and walks were beautiful the manor was much bigger than expected each room with comfy beds, kitchen had everything we needed to feed a family of 10, the pool was big and warm, the children loved the games room, I cannot fault the manor in any way the host were always on hand to help, the children loved feeding the animals with Ruth

What a gem! We stayed in a cottage the land is beautiful the cottage was clean and well equipped. The pool is such a touch not to mention the games room with activities adults and doodlers our only regret is not doing the farm animal tour but atleast it gives us something to come back for! Thank you so much for a wonderful, peaceful, fulfilling stay. Ps we visited on dec and the cottage was warm cosy and perfect!

We used this place as a base for exploring Cornwall and Devon. We stayed in the Coach Cottage for 5 nights. The cottage is well furnished, charming and contains all the necessary utilities for short and long stays. As well as this cottage, there are other cottages on site accomodating small to larger groups. The farmstead also has a number of amenities which makes your stay more than comfortable (ie. indoor heated swimming pool, games room, laundry facilities, etc.). The wonderful views over the surrounding countryside also adds to the ambience of this magnificent farmstead. Our hosts also provided all the necessary support during our stay. Thank you Ruth and Andy. This by far has been the best farmstay we have had, and we have stayed in a few.

Just perfect! Beautifully restored and executed cottages. We stayed in Honeysuckle Cottage, which was super cosy and warm. Highly recommend this accommodation for families and couples wanted the perfect Cornish experience.

We had a relaxing, cosy stay in one of the yurts, despite wet weather. Everything on hand that we needed. Beautiful location.

Absolutely love this place. The cottage was cosy, spotless and had all the amenities you need. The indoor swimming pool was used by us on most days, and was just a 2 minute walk from our cottage. We didn't make use of the games room, but on our last stay several years ago, we did. The location is ideal for exploring, and is absolutely beautiful with stunning views from our accommodation. We had several dogs with us, and it was reassuring that they had the enclosed patio to go on. We did make sure they were all on a lead at all other times though. This would be an ideal holiday for a family with children, for a back to nature break and away from the rat race

A fantastic stay with our 10 month old twins and golden retriever in the Coach House. The coach house wasn't as good as in the photos, it was better! Every comfort and convenience catered for. The first floor bedroom is HUGE and so full of authentic character. With three windows and two roof velux's the room is flooded with sunlight and even with the king size bed and two travel cots there was still ample room for our adventurous boys to crawl around in safety (Andy kindly installed a stair gate prior to our arrival). Once outside the cottage the on site facilites are second to none. Whilst the swimming pool was popular amongst most guests, there were always periods throughout every day where one could have the pool to oneself. That was great for us as it was the first time for our twins in a pool and we were unsure how they would react so were cognisant of having a negative effect on other guests. We need not have worried, they loved it! Warm clear water with sun beaming through the windows. Marvellous! The Games room has a soft play area which was invaluable. The private woodland walks were stunning and peaceful. Mojo (our dog) was particularly fond of the meandering stream that runs along part of the walk. Our communication with Andy was easy and his responses were prompt, professional, courteous and helpful. We, unfortunately, missed the feeding the animals sessions, but we did meet Ruth a few times. Both lovely genuine people. It was just perfect. So much so, that we have booked a yurt for next year! and we will definitely feed the animals next time! Don't hesitate, just BOOK IT! Stayed in the Yurt 🛖, was a lovely experience. Toilet/Shower and kitchen were super clean and well stocked. Heated pool 🏊🏽 and games room (pool 🎱, fusbal ⚽️, darts 🎯, table tennis 🏓, soft play 🤸🏼‍♀️) on-site were amazing. Play field with lots of space, football goals 🥅 and climbing frame/swings/slide etc were great touch. Great location for star gazing 🌌 too!

We had the BEST wedding weekend at Woodlands Manor Farm. It would be near impossible to summarise just how incredible, so brace yourselves... My partner and I had a fairly simple wedding brief: 1. A venue where we could host all of our family, close friends and bridal parties for the whole weekend 2. Stay close to the coast We spent months searching for the perfect venue that ticked our boxes and was in our budget, until we stumbled upon Woodlands Manor Farm. Having spent most of my childhood in Bude, yearly camping trips with friends in Bude and my partner proposing on Northcott Mouth beach, it seemed a coincidence that we found the perfect "venue" just 10 minutes away from our favourite spot. We met with Andy who showed us around the site and we instantly fell in love with everything Woodlands Manor Farm had to offer. The cottages are gorgeous, spacious and well stocked with amenities, sleeping 40 of our guests and family for a long weekend. The pool was a huge hit for the kids (and adults!) and was the perfect way to relax after the big day. The site was PERFECT for a DIY/Festival wedding...The playing field was ideal for the stretch tent, the Orchard was the stunning setting for our ceremony (note: Woodlands Manor Farm isn't licensed for ceremonies!) and the front lawn hosted our drinks reception with panoramic views across the valley. Not to mention, the Coach House - was our gorgeous chocolate box bridal suite which hosted us and our bridesmaids on the morning of the wedding as it's super light, airy and picturesque! Andy was a diamond throughout the planning process - Quick replies, friendly, clear and flexible. Having never hosted a wedding on the farm before, we had to think of every little detail for hosting the wedding here and with Andy's help, it was easy! No question was silly or too much to ask. Andy and his families generosity extended beyond expectations when he kindly gifted us a bottle and card, and granted various good gestures such as early check-in, hay bales, freshly mowing the lawns etc. Woodlands Manor Farm truly felt like the beating heart of our wedding. Thank you Andy and family for being hugely accommodating and creating such a special weekend for not only us but also every single one of our guests. We are deeply grateful and can't wait to come back with our family and friends in the future. Becky and Benjamin X

This is a self-catering countryside complex in an ancient Manor Farm environment. There are cottages and a converted farmhouse, 2 Yurts catering for accommodation for various numbers of bed combinations. We hired the whole complex from Friday to Monday as a wedding venue. The non religious ceremony was held in the Orchard ( the complex is not yet registered to carry out weddings) and the reception in the adjoining field under a marquee. We arranged for outside caterers who used the manor house ample kitchens. In the evening, we held a ceilidh followed by a jam session with guests who were musician friends. The owner, Andy, was most accommodating and helpful with our plans. The house cottages and Yurts were very comfortable, clean, and well supplied with white goods, crockery, and all necessary cutlery and cooking equipment. The complex is near Kilkhampton and has amazing views of the wooded valley in one direction and towards the Atlantic coast in the other. There is a children's playground, games room and a very warm swimming pool. I would highly recommend this place for a relaxing holiday.

My family and I stayed here for my wedding week. The location is lovely and quiet. The farm was great, thank you to Ruth for the little farmers experience for my son. Andy and Ruth were kind enough to leave a card and bottle of Prosecco on the morning of my wedding which was a lovely touch. The games room, pool and park were thoroughly enjoyed by all of us. We hope to return!

What a fantastic place to stay near Bude. Plenty for ours kids to do on site (age 5&7) and the games room gave them independence but was really safe, brilliant! Well stocked house with everything we needed and lovely hosts. Loved the animals!

From the moment we arrived, Andy and Ruth, the wonderful owners, made us feel like family. This personal touch, combined with the idyllic rural setting, a fantastic swimming pool, and a superb games room, creates a truly winning formula for a memorable getaway. And let's not forget the charming farm, home to the most incredibly friendly animals! This Easter break marked our third consecutive year staying in the enchanting Lavender Cottage, and once again, it surpassed all expectations. We simply couldn't have asked for a more perfect stay. The value for money is outstanding, and as a family with varying ages, Woodlands Manor Farm ticks every single box. Nothing is too much trouble for Andy and Ruth, who consistently go above and beyond to ensure a truly special holiday. One of the highlights for our children (and us!) is Ruth's fantastic "meet the animals" sessions, offered twice a week. The opportunity to feed the friendly residents – horses, goats, sheep, chickens, alpacas, rabbit and pigs – was a real treat. We even made friends with the adorable resident farm cat! Beyond these organized times, we loved having the freedom to wander around the farm and observe the animals at our leisure. The stunning rural setting offers amazing walks right from the doorstep, making it an ideal destination not just for families but for anyone seeking a peaceful escape. The farm boasts a range of beautiful and quaint cottages, catering to different group sizes. A heartfelt thank you to Andy and Ruth for yet another unbelievable stay. Their thoughtfulness and the little extra touches they provide truly elevate the experience and made this, once again, the best holiday we've had in the last three years. (Perhaps we should keep this incredible place a secret, but they truly deserve all the praise!)

We have returned year after year so that says it all really! Welcoming hosts, spacious accommodation and brilliant facilities. The location is beautiful and ideal for exploring the surrounding area. You can even trek to the nearest beach if you fancy leaving the car at home. Highly recommended!

We had a wonderful weekend in one of the Mongolian yurts. Our yurt 'Fenton' came with everything needed to make it an easy glamping experience - cosy wood burner, a well kitted out kitchen, warm and clean shower room. The farm is gorgeous and the games room and pool are a huge bonus. Don't miss feeding the animals with Ruth on Wednesdays and Sundays!

Pool is good, can't normally swim as theirs to much chlorine in the pools near me but this pool is fine, was in Jasmine Cottage in the smallest room by myself. The bed is 2single beds put together and very uncomfortable when trying to sleep in the middle or on both halves and the curtains don't block out any light whatsoever, however there's also a games room with pool, table tennis, darts, soft play, big connect 4 and one of the football table things (can't think of the name)

Our family has just spent a weekend at Woodlands Manor Farm and had a truly wonderful stay. The accommodation and facilities were first-class, and the warm welcome from Andy and his family was delightful. My son and daughter especially loved the animals and the large heated pool. Rented a cottage for a few days to visit the area. The cottage is comfortable and has most everything you need. Situated on a farm so very quiet. Host friendly and helpful.

After a quiet, rural get away? Then look no further than here. We stayed in ‘The Stables’ Immaculately clean, kitchen fully stocked with pots pans and other cooking utensils. Both bedrooms have en suites. Large master bedroom has a Jacuzzi bath and a walk in shower. The whole cottage is heated with underfloor heating and heats up very nice and quick. The amenities were also immaculate, perfectly heated indoor pool which was set to 30c, games room has soft play, pool table, table tennis, table football, giant connect 4 and a darts board. You can feed the animals on the farm with one of the owners, Ruth, they have chickens, ponies, goats and alpacas to just name a few. If you fancied a walk you can take a wonder down the woodlands walk which leads to the coast. There’s a Chinese takeaway 5minutes down the road, it was really nice. Sainsburys is situated in Bude, a 10 minute drive or there is a Co-Op in ‘Kilk’ again, a short 5 minute drive. Ruth and Andy were amazing hosts and we wouldn’t hesitate to re-book next year, which I think we will as there’s so much to see and do. Thank you for having us.

This was our 5 th year visiting and the grandchildren were very excited to be returning to their very nearly own heated indoor swimming pool. They love feeding the animals and finding a baby hedgehog out wandering around in the daytime (check Facebook page for video). All good he got fed by Ruth and hopefully returned to his family nest. Loved the alpacas they are so cute. Very cheeky goats who can’t wait to get fed and chickens wandering around like they own the place - they do!!! Andy and Ruth thanks for another perfect holiday. xx

We took our family of 10 for a week in the Manor House, we had a wonderful time and the owner Andy was very helpful. The games room and indoor swimming pool were a great bonus especially on wet days. I would recommend this complex to everyone

Just back from a lovely 4 days staying in the coach house. Lovely spacious upstairs bedroom and massive very comfortable super king bed. We organised a Sainsbury’s grocery delivery straight to the door and enjoyed simple home cooking after relaxing days resting and walking the local coast/beaches. Sandy mouth beach as good a beach as we've seen if you can time the walk when the tide is out. We will be back

We had a fantastic time staying here over new year. The animal feeding was a particular highlight (for both adults and children!) and the swimming pool too. The house was ideal for socialising, cooking and relaxing. We would definitely recommend it!

Beautiful weekend away with friends, stayed in Rose Cottage which was plenty big enough for our group of 7. Facilities are great, really enjoyed using the pool which is kept at a lovely temp. Games room was good and the feeding the animals tour topped off my stay. Would love to return with my gf at some stage.

We stayed as a family group in the Manor House at the end of August. Loads of space, the kitchen is really well equipped and bedrooms all really comfy. The indor pool and games room was a god send on a pretty wet week the kids loved it all. I would have no hesitation in recommending this place to friends and family,we had a fab week!

Stayed there some years ago, brilliant place, I liked the private woodland walk 🚶‍♀️ ,loads of different accommodation to suit all tastes, and quite close to Mawenstow where there is a delitfull tea rooms, served by lovely ladies ,home cooked scones, proper ealr gray tea.

Excellent We have stayed hear for 2 nights this being our last ,we tried to add 1 extra night when we arrived but as we expected it was booked,and I'm not surprised ! We spent 2 weeks in Turkey in June and for the 2 days we have spent hear it do not compare. My self and my family have felt so welcome and at home the yurts are amazing with the log burner aswell you have a kitchen shower room to your self ,they are immaculate. A bbq and essential are all hear aswell some thing I didn't expect. Andy and his wife wasn't hear at arrival but his brother inlaw was,he was so welcoming and help full he couldnt do enough they called fir the children in the morning to feed the chickens and rabbits the girls was over the moon they did not stop smiling . We can't thank you all enough for a very pleasant stay something my self and our children won't forget there is not a thing you need to change . Thank you all and we will be back

Amazing place! Everything you need whether you’re a family with babies (we have a 14 month old) or adults without children. Good location for the outdoors and not far from a supermarket. Will definitely stay here again

13 of us stayed here in the manor and had a ball. There was so much room and the manor is delightfully quirky. We used the swimming pool and games room and even fed the animals on our morning of departure. The owners gave a warm welcome and provided us with lots of handy information. We would all love to return and can't wait to rearrange another date to come back!

Stayed in rose cottage with some friends for a weekend. Very child friendly and accomodating. We had a fantastic experience even though the weather was diabolical!

Fabulous place to stay for all ages. We loved the pool and games barn. Feeding the animals was also a great experience. The Manor house was superb. Very spacious, scrupulously clean, kitchen well equipped, beds very comfortable and super showers. We had a wonderful week staying here.

Fantastic stay. Beautiful setting, facilities ideal for our group of two families with three under four. Pool, soft play, games room and woodland walk all wonderful. Ruth was great with the children whilst we fed the animals. A really warm welcome from Andy and Ruth, they went above and beyond to make sure we had everything we needed. Great proximity to amenities in Bude and surf beaches. Highly recommended!!

Omg!!! What an absolute fantastic find! Weve stayed in some 5 star accommodation but this place is 6 star plus! From booking to departure Andy & Ruth were fabulous. We stayed as a couple in Honeysuckle cottage it is absolutely perfect spotlessly clean, everything you need is there, the bed was so comfy, along with the sofa. The whitest towels weve ever seen! We had a walk round the farm too meet pony & horses, chickens & sheep. The pool omg its great nice & warm. Brilliant that each cottage gets allocated times for own use of pool, games room park. Oh & feeding animals. We loved our week's stay so much, weve booked to stay again at Christmas & this place is definitely going to be our at least once a year visit! Thank you to Andy, Ruth & family.

Just returned from a weeks stay in honeysuckle cottage,absolutely amazing place the cottage was beautiful spotless had everything needed for a perfect holiday .the swimming pool was sparkling and clean .it was nice to be able to walk around the farm and give cuddles to the horses witch were so cute.the hosts were lovely and always on hand if needed this has by far been my best holiday ever and we cant wait to return in December .

The cottage was spotlessly clean and very well equipped. The farm was wonderful with huge open places, animals, large heated pool and lovely views. The owners are very helpful and accomodating. We had a wonderful holiday and will definitely be back.

Stunning location and beautiful cottages
We recently stayed here as a large group in 3 of the cottages – each were lovely and spacious.

 

Lovely place
The bedding was comfortable, the house was warm and the kitchen had all the utensils we needed. The seating area was great as we could all fit in there to watch videos together. The pool was warm and the games room wasn’t missing anything.

 

A quiet retreat in north Cornwall, a real gem of a find
Superb stay on a quiet farm. Great facilities which include an indoor pool and a games room. Our cottage was perfect for 2 with a cosy downstairs and a spacious bedroom upstairs.

 

Beautiful Farm with amazing facilities and lovely owners
We stayed in the newly built luxurious yurts, each with their own kitchen and heated bathroom. We used the heated swimming pool as much as we could.

 

Fantastic location & facilities.
This was our 2nd visit to Woodlands Manor & it exceeded our expectations. Fantastic for families with children of all ages, as there is also lots to do on-site. Indoor heated pool, feeding the animals, indoor games rooms, with soft play for smaller kids & an outdoor play area, all with beautiful views of Cornwall. Stunning beaches a short drive & town of Bude not far either.

Ruth & Andy the owners are lovely & helpful & we will be visiting again next year.

The cottages were clean & spacious, will be visiting again in the future

 

Lovely location and period manor house
We stayed in the Woodlands Manor House for 7 days in June. It’s a lovely quirky 6-bedroom period house. Loads of space downstairs with a great conservatory breakfast/kitchen room with a lovely view. Don’t expect perfection as it is an old building with some sloping floors and level changes etc. Very good enclosed garden great for relaxing in the afternoon. We enjoyed the excellent swimming pool on a number of occasions and the games room with its soft play area was also good fun. Hosts Andy and Ruth were excellent and on hand to deal with any issues and to provide advice and recommendations. The early morning animal feeding experience with Ruth was great fun and enjoyable being informative for both children and adults!

 

Xmas in Cornwall
A beautiful family Xmas in a wonderful place. We stayed in The Stables Cottage. It was top-notch! Facilities and accommodation are exceptionally clean and well maintained, it was warm, cozy and felt like a home away from home. The indoor heated pool and games room were a welcome adage and well timetabled, due to Covid, so each cottage got their individual time. The hosts were incredibly friendly and had thought of every small detail to make it special, we even had a Xmas tree, chocolates and bubbles!! Would definitely stay again and highly recommend it.

 

Rose Cottage
Had a wonderful stay in Rose Cottage. The surroundings and facilities are brilliant and we all had a great time. The cottage was warm and beautifully furnished. The indoor heated pool, play room and playing field were a hit with us all. Would highly recommend it. Thanks

 

Budhyn Yurt
As soon as we arrived we loved it, Budhyn yurt we stayed in was perfect, tranquil, and very well organised, the kitchen and bathroom area is spot on with everything you need and extremely clean, the yurt has its own toilet /shower and kitchen area , the yurt opposite also has its own, we took my daughter and our dog and it worked out great, with lots of space for our dog to walk in the meadow walk and the swimming pool that my daughter loved, that again was spotless and well looked after, you can tell that Andy and his family and team take pride in their place and really look after it , with such a friendly welcome as well, which makes you feel straight at home, cannot fault this place one bit, it’s perfect and we miss it already, we will be back, thank you

 

Jasmine Cottage
Better than the pictures! We had a wonderful stay at Jasmine Cottage. The cottage had everything me and my young family needed. Very clean, warm, cozy cottage. Felt right at home. Excellent facilities. Andy was a very nice and hospitable host. Can’t recommend enough.
